Water is a wonderful thing, especially when you are thirsty, or hot and sweaty. You drink it, swim in it, and wash with it. You couldn’t live without water. But as with most things, there is another side to water. We all saw the catastrophic damage a flood can cause with Hurricane Katrina, but water can be damaging on a smaller level too. It can happen, and it usually happens when you least expect it. Be prepared. Carry flood insurance.

Homeowners Insurance

Did you know that all 50 states have experienced some type of flooding, including flash flooding, within the past five years? Are you aware that most homeowner’s insurance policies do not protect against floods? Don’t cross your fingers and hope it doesn’t happen because it can, whether it be from a nearby river, a hurricane, or melting snow. Just a few inches of water can cause thousands of dollars in damages. Be covered.

Are You at Risk?

Everyone is at risk. Just because you live in sunny, dry Texas doesn’t mean you won’t experience a flood. Floods can result from hurricanes; rapid accumulation of rainfall (flash flooding); or damaged, outdated, or clogged drain systems. Flood-hazard maps exist that show degrees of flood risk for your area. Flood risk is based on a number of factors including:

  • Topography
  • Changes due to building and development
  • Flood-control measures
  • Changing weather patterns
  • Erosion
  • Rainfall
  • River flow
  • Tidal surge data
  • History

Types of Risks

High risk: All home and business owners in high-risk areas are federally required to buy flood insurance. High-risk areas are areas that have at least a 1 in 4 chance of experiencing a flood during a 30-year mortgage.

Low-to-moderate risk: Flood insurance is not federally required in these areas, but still highly recommended. Although the risk of flood is reduced, over 20 percent of flood insurance claims are made in these areas.

It is important to know that flood insurance covers the premises but not the contents of the house or business.  You will need a separate policy that covers contents and belongings.
