When your home, and everything in it, is damaged by water accumulation, your home insurance may or may not cover it, depending on a number of different factors. Contrary to popular belief, flood damage isn’t covered under routine home insurance. To compound matters further, not all water damage is even considered flood damage, and flood insurance might not cover it, either. To help clarify, we explain the difference, and how to ensure that your home is covered from the threats of both flood damage and water damage.
The Distinction of Flood Damage
When you think of flooding, you might have a pretty clear image of water running amok through your house, but the National Flood Insurance Program (NFIP) specifically defines flooding as:
- “A general and temporary condition of partial or complete inundation of 2 or more acres of normally dry land area or of 2 or more properties (at least 1 of which is the policyholder’s property) from:
–Overflow of inland or tidal waters; or
–Unusual and rapid accumulation or runoff of surface waters from any source; or
- Collapse or subsidence of land along the shore of a lake or similar body of water as a result of erosion or undermining caused by waves or currents of water exceeding anticipated cyclical levels that result in a flood as defined above.”
When is It Considered Water Damage?
If the water that’s overrunning your house comes from a busted pipe, broken water heater, or other internal source, rather than from an act of nature, then the damage your home incurs likely wouldn’t qualify under a flood insurance policy. Typically classified as water damage, it may be covered under your general home insurance, though whether or not it is, and to what extent, depends on your specific plan.
